Special rates apply to Memorial Day, 4th of July, Labor Day, Thanksgiving, Christmas and New Years holidays. When these rates are charged on your card, it is final. If you have to cancel, there is absolutely no refunds. All other dates are charged 30 days from date of arrival and these charges are final once they have been charged. There are no refunds on these dates if they are within 30 days of arrival. We will try our best to re-rent the property if you have to cancel but there is no guarantee of return of your charges. You will have to agree to this by email of the terms and conditions when you call to book your rental time.

6-8 Adult Maximum occupancy
We will not rent to vacationing students or singles under 30 years of age.
If you have a coupon code from last year, please mention code when you are making your reservations.
Reservations
A deposit of 2 nights is required upon making reservations. Balance is due 30 days prior to arrival. A credit card is required for payment and security in case of damages.
Cancellations/Refunds
There are no refunds if cancellation is within 30 days of your arrival or you are booking any holidays mentioned above.
No exceptions. If there is evidence of smoking or pets in the house, there will be a penalty of $500.
If there is any damage or missing items, there will be a $250 penalty assessed.

Arrivals - for our guests is after 3:00 p.m.
Departures - All good things must unfortunately end! Departure is promptly by 11:00 a.m. NO EXCEPTIONS!
